UPDATE: Council approves rezoning for Rutland townhouse project

(UPDATE: Nov. 15 @ 9:33 am) – A mid-sized townhouse development in Rutland is one step closer to reality.

On Monday, council approved the rezoning for the proposed 16-unit development which would be located on two lots on Leathead Road and Fraser Road.

Terry Barton, the city’s development planning manager, said the proposal was aligned with future land use designation and the proposed height of three-storeys was acceptable under the MF2 –Townhouse Housing zone.

Barton added that the development also met other objectives under the Official Community Plan including providing ground-oriented infill housing and diverse, family-friendly housing types.

Council unanimously approved the proposal.

Next steps will be for council to review the development permits for the form and character which are expected to come forward in the coming months.


(Original Story: Nov. 13 @ 9:44 am) – Additional rental units could soon be added to the Rutland area.

On Monday, Kelowna City Council will be considering a 16 unit townhouse development which is being proposed for two properties; 605 Fraser Road and 460 Leathead Road.

City planning staff are supportive of the rezoning application to change the two properties to the MF2 – Townhouse Housing zone to accommodate the townhouse project.

“The application … is consistent with policies within the 2040 Official Community Plan (including) designing residential infill to be sensitive to neighbourhood context and to increase the diversity of housing forms and tenure to create affordable and a complete core area,” explains the report.

The developer, Blue Vision Design Inc., is proposing that the units be contained in four separate three-storey buildings with a mix of two and three bedroom townhouses.

Each unit would have a garage with amenity space available on private balconies.

City staff are recommending that Kelowna City Council approve the rezoning application because the property is close to the Rutland Urban centre, schools, parks and other amenities.

Kelowna council will consider this application on Monday, Nov. 14 at 1:30 pm.
